Purchasing Your Home
As you begin your search for a home at the coast, make a list of the features you want in a home and other considerations that are important to you:
- Where do you want to live- close to the beach, on the river, in the country, on a hill with a view?
- How much house can you afford?
- If you will be taking a mortgage on a property, consult with a mortgage broker to determine the size of a mortgage you would qualify for (if you need a referral to a broker, please ask us)
- What size home do you want? How many bedrooms and bathrooms do you need? Do you want a particular style of home (one-story, farmhouse, townhouse, etc)?
- Do you have any special needs?
- How large of a lot do you want?
- How close do you need to be to work, school, shopping, etc?
If you will be applying for a mortgage loan, consider the following steps:
- Obtain a credit report on yourself and, if applicable, your spouse / partner to verify that reported information is accurate. Take steps to correct any errors and deficiencies immediately to get a lower rate of interest on your loan.
- Make sure you have money on hand for a down payment and closing costs
- Don't incur any additional debt at this time. Pay down credit cards and don't apply for new ones. Don't make any major purchases on credit until after you have purchased your home.
- Get pre-qualified. Get a letter from your lender.
If you plan to purchase a home with cash, you will need to provide "proof of funds" when you make an offer. Make sure proof is readily and easily available.
